Due to personal reasons, I had to move my location from the current place to a property in Georgia, Arizona. This property was named Alpharetta. Everything was happening so fast that I hardly had time to judge everything. I had a check of the property and the documentation, which they came up to me with! As I mentioned, I hardly had any time to judge, so I went along with it. There were three fees they came up to me with at the starting phase, i.e., 1- Deposit Fee. 2- Holding Fee. 3- First month’s rental. I did accordingly.

For the first couple of months, a similar scenario used to occur. Just when I was getting used to it, something adverse occurred. I remember the third month’s rental for which I was trying to pay through my card. I didn’t realize how much funds I had on my card, and accidentally I did not have much that I needed to pay the rental. I decided to pay it online because I had suitable funds in the same. Obviously, my transaction got declined. BUT FYI I DID NOT TRY TO HIDE ANYTHING FROM THEM AND MADE SURE THEY HAD THIS MESSAGE FROM ME. I mailed a money order to them, and the party received the status of that money order.

They charged me for some late fees and return check fees, and I was okay with that. It was my fault, after all, and not theirs, that they should not charge me. So this scenario got completed according to me. But on the 7th of February, I came to know that this scenario was still on! I received from them an email that stated to me that they had received the payment. But I am not allowed to pay any more to them. Instead, all I got to do is make my payments somewhere in Arizona! When I contacted the corporate office, I did not come across a single person to get the information that I needed desperately. It’s the end of the 3rd month, and I need to pay the money within few days. I am yet to receive any information from their end regarding this. All I could get from them was a list of dead phone numbers and dead emails, where no one answered the question.

Due to such unprofessional behavior, I have got to suffer. I have my kids who stay with me, and if something comes up, I have no place to go! Assuming that nothing has come in the form of information from them, I won’t be able to pay the fees that I have to, and they might even throw me out of the property. I have even received an email from them stating that if I cannot pay the payment on time, they will throw me out of the property and take some legal actions against me, and I am stuck in a dead situation.

  1. Move out charges crazy!!!!

    I should be slapping myself for moving into a 3rd home from Progress Residential. I moved out the second home and did not destroy it. There was some normal wear and other things thats just fell apart due to the lack of care Progress gave the home originally. You can tell when things are just thrown together to prepare to rent it again. I received a $1600 bill for cleaning and painting. Painting the entire home $1000. I should not be charged repainting when the original paint was still good. This home was cared for with the exception of things that just simply fell apart from cheap parts and cheap labor. So needless to say my security deposit is theirs which to me is just a way to keep my money. I already have problems with my new home where the ceiling is leaking in my bedroom. I thought after all my complaining and going to the BBB they would improve. At least the home to home transfer was much better then the last time but im still angry of the charges they are billing me for and thats not fair at. Iv spent over $4000 just in payments for end of the month move out and move into new home fees utilities and other charges on top of paying for the new home. Please beware, they still overcharge and moving out is worse no matter how good condition you leave the home.

  2. Awful Experience

    Right from square one you could tell Progress was a mess with poor internal communication, and you felt you were dealing with a huge uncaring money making machine that built into the lease many opportunities to rip you off. You will find that out at the end if you rent from Progress, don’t expect to get much or any of your deposit back. We moved into a house that wasn’t really clean, with a clogged dryer vent (took them a while to get that fixed) pouring lint onto the floor, a broken AC (that they could never make cool the home properly). An improperly installed shower and seat caused water to build up by the master bath window, which eventually shattered from the weight of the wet cantilever below it pulling downward (construction defect). Despite our best efforts, they demanded WE pay for the repair. Interior and exterior paint were done really poorly without prep & primer, so paint would flake off the exterior & any interior door you touched. They painted a vinyl window, and of course the paint flaked off (duh).

    They detached sprinkler lines before renting the house (to save maintenance work I’m sure), so the non-native plans (despite our best efforts to water them) were in sorry shape at the end.

    Upon leaving, we left a receipt for professional cleaning, and the house was left spotless. They shifted inspection days around and changed again at the last minute so I was not able to attend (HUGE regret on my part). They then lied, said no receipt was left, that the house was dirty, that there was interior & exterior paint damage (only where their lousy paint job flaked!). The house was left clean and ready to rent, but they still kept $1,650 out of our $2,100 deposit. From what I’ve found, this is just the way they operate, and they are betting the amount of money they take from you is too small for you to retain an attorney. Beware!

  3. Worse company I ever dealt with.

    So we have been living in a property that was taken over by progress in 2021. During the pandemic we got behind on the rent due to the circumstances of the pandemic and filled for rental assistance. We got the assistance for three months and then had to start paying again on our own. With myself being the sole provider in a house of five paying everything we got behind again. Was Still paying the rent though even if it was late from time to time. Would send emails to Progress about me being late and would not hear back from anyone for days, then would get an email stating that rent is late Yada yada. I would call the rental assistance
    Number and would be on hold half the day and still nothing would get resolved. Finally went through get assistance again, but when it came time for Progress to answer the people trying to pay the rent, no answer or they would not get back to them. We then ended up in court and the lawyer for Progress cut a deal with us. We pay 1300 and they will let us live in the house until the rest was paid off. Okay so the rental assistance program we were going through was trying to reach out to Progress to pay as well as the court clerk who deals with the payments. We had not heard anything from Progress for two months assuming h that all was taken care of and then we just found out yesterday that there is a writ of possession on the house now and we can be thrown out at any moment. This is bad business. Don’t rent from this company, they act like they care and when you try to reach them you get the run around. They are the worse company I have ever dealt with and would never use them again. They need to go out of business.

I will not be renewing my lease when it ends. Not renting another property with them again either.

  6. Stole my money

    This company bought out our existing leasing company we had and since then, we’ ve had 3 main maintenance requests that were ignored, no one ever called or came by, but online it says the request was closed. We have to pay for everything that goes wrong and never have gotten reimbursed. And when they bought our property out they never asked us to supply the current renters insurance policy we had. They have been charging us 2 fees, totalling $35 per month, saying we don’t have renters insurance. I have sent them the declaration sheets 8 times since March 28th. After 5 month just got an email saying they can only credit me 1 month of the fee because they only saw the emails today?! So I’m out thousands with this worthless company. I call customer service repeatedly and get placed on hold, only to be hung up on after 10+ minutes. DO NOT RENT FROM HERE!

    Relative found deceased in home. Called company as a courtesy. Their response “you have 3 days to clear the unit” even though children are 5 states away. They would not negotiate the time and even wanted them to pay for cleaning the unit. Sorry company and customer service with no heart or understanding during this very difficult time.

    Progress had rather evict you than give you a chance. I have a disabled mom and son. I can’t find no place to move but progress don’t care and raised the rent to 2500.

    I shouldn’t even give them a star at all. They are the worst company at its best of the worst. Never, ever rent anything from them. Horrible, horrible, horrible. They try to charge you a late fee when your rent is paid months in advance. What type of business is that? They want to pocket extra money. Well not my money. I hope they are get shut down. They over charge for rent, and leave certain things unrepaired. The homes are patched enough for you to move in. They need to be jailed. DO NOT RENT FROM THESE CLOWNS. By the way, don’t try to make a phone call to they. They either hang up on you or won’t answer the phone.

    Where to start?! It’s HOURS on the phone, to get someone who can’t help you! I inadvertently selected the wrong card to make a payment, and I INSTANTLY knew the amount wasn’t going to go thru. Do you think anyone answered the local phone? NOPE! What about after an hour and a half on HOLD with the main number – NOPE!

    My emails came back “case closed” with NO resolution! And now, no way to make an online or phone payment – even with proof of the available funds! LOL So much for “Covid Flexibility! 

I’m getting “HOA” violations left and right – and IDK why?! I got charged for the super tall Palm Trees that needed to be trimmed; There is a particular time that FEDERAL GOVERNMENT said NO late fees – did Progress Care – NOPE! Covid sucked!

    It hit everyone hard – and Progress could care less! Every time I think I am FINALLY about to get caught up, I get loaded down with fee or fine or whatever else! Let’s not forget their urgent need to go ahead and tape a three-day notice to your door, even when you are DILIGENTLY making MULTIPLE payments. Every dime goes to Progress, and every time I turn around, my balance is out of control, but they are raking in the $40 fees!! 

And let’s not forget about “con” service! I am familiar with them, as they do the utility billing for military installations.

    I always had a beautiful breakdown of gallons or kw used and the rate per. These bills are a JOKE! I swear someone plays connect the dots with the “gallons” used (on the line graph you get) shows your ‘usage, but is it sewer or water?! And they are THREE months behind! AND – June 2019, June 2020 – EXACT SAME BILLED usage is the same every month. Even though my line graph showed in 2019, I used 8k gallons, and in 2020, I used 12k gallons – my bill is 80 bux! LOL However, in Sept 2019 and September 2020 (which is actually for the usage period between June and July… I used 5k gallons one year, and seven the next – and BOTH bills are over $100, a family of 3 (2 small kids), NO sprinkler system, no pool, etc… oh yeah, REALLY crazy that during the time I “used” 7k gallons, and had a bill over $100, NO ONE WAS HOME – IT WAS COVID, AND WE WERE OUT OF TOWN!

    Something is so shady! I got sus when I went to check my account the other day on the 29th, trying to get that balance below 250 to renew my lease and avoid the 120% month-to-month fee… How about the 1st charges are already showing on my ledger – INCLUDING the “month-to-month fee! Never mind, I should be signing my new lease (or should have, will, when SOMEONE ANSWERS AN EMAIL OR RETURNS A CALL!), but hey, I’m sure they have loophole’s galore to justify the fees! 

They “CARE” about their residents?! Doubtful! They don’t make payment arrangements unless you are current (WHY would I need a payment arrangement if I was CURRENT?!), and my payday’s changed from the 1st.

    The 15th to the 7th and 21st… unfortunately, I am still trying to catch up from last year, so paying ahead on the 21st is impossible (especially since everyone else gets put off because I have to give Progress EVERYTHING I can, but I’m spinning my wheels and .. oh well, so sad is their thought on that!

    Do you think they would change my rent due date? NOPE! I’m going to get charged 125 either way.. late fee or month to month.. both! Like are you KIDDING ME? so now, why sign a lease right?  

    T, hanks, Progress! Oh, yea, and THANKS for rais, ing rents so MUCH THIS YEAR OF YEARS – like really? Hello?! Did you forget that a lot of people got shafted last year? I didn’t get unemployment that paid me more than my job – I still had to work and made pretty much NADA because my job relies on customers! 

And the crummy part…

    I can’t afford to move – they have sucked up all my stimulus $, my tax refund$ and my normal week to week checks with their fraudulent utility billings and these bogus (no one can explain them to me, not even the HOA dude) HOA “fines” … they have successfully trapped me with their fines, fees, and fraud $40.00 at a time! 

STAY AWAY! READ the other reviews that ‘don’t count!’.. I’m sure that’s where this one will end up!  

I will say – once upon a time, and the local office used to be GREAT.. now, meh…

    I get quick non-helpful replies that direct me to the WRETCHED 800#! You can’t even go into the office to pay on an account or talk to someone face to face! I’m not a pain in the butt renter – I leave them alone, they leave me alone. I take care of my stuff.. well, except right now, I AM going to get legit HOA violations because I can’t afford to PAY TO DO THE MAINTENANCE on the lawn and the mulch…HELLO PANDEMIC! BROKE?! And you don’t care that you make it harder every day to get ahead! Shoot, I’d settle for caught up at this point!

  12. Progress Residential in Georgia is a joke. They answer the phone and emails when you want to fill out an application, and you are cleared to pay your move-in fees and 1st month’s rent. After that, they become ghosts.

    I received an email stating my move-in date of 03/05/21, which was changed by phone after holding on for almost an hour to 03/08/21. I had changed my utilities, notified my landlord, and paid the moving company.

    Now they are totally ignoring me. Please read your reviews before becoming involved to such a terrible and horrible company like this. They are confused with each other and tell you anything. I should be accommodated for my wasted time.

  13. No AC

    No response from management. I’ve been without air conditioning for 4 days, there is a 3 hour response policy in the lease agreement for emergencies, AC in Florida is considered an emergency. I have an infant, that is 6 days old and still no response regarding this issue. Horrible customer service, even worse is their lack of respectful basic human rights! I’m going to have to fix the AC myself and then withhold the repair cost from Rent.

  14. STAY AWAY OR THEY LEAVE YOU WITHOUT A HOME

    STAY AWAY FROM THIS COMPANY!! So Many things are sketchy with them. They approved my son and daughter-in-law on 2/18 and told them they were moving in on 2/28, all in writing. They then sent a denial on 2/22 at 4 in the am. I called trying to find out what was happening as they got an email about interest in an address in another state and a denial. No one would call back, and they were to give all the fees on 2/24.

    After calling over 50 times and never getting to speak to their advisor, cust service said my son had a criminal record. They had to call the company that does that for them, but my daughter-in-law was approved without him (which is impossible on her income alone). They called the credit checking company to be told he was denied a speeding ticket that was dismissed.

    They called Progressive Residential and were then told (3 days before move-in) that someone else had moved into the home they were approved for that day. Odd because that person had to have applied after them AND provided FUNDS 72 hours before moving in on Thursday after their approval. They are currently looking for somewhere, anywhere to go by their move-out date due to their current landlord selling the home with all of 3 days to get approval through someone else because this crappy company wasted their time for almost two weeks.

  15. Very poor property management

    Very poor property management, delayed weeks in service request and when i decided to leave and after 100% committed to all there post leave notes, per their inspector, they charged me for removing satellite that was there before my rent and re-key of doors (i handed the keys to their inspector and he signed for it and according to Texas laws they are supposed to re-key after every tenant) and they don’t comply or response to anything, i don’t recommend them at all.

    ABSOLUTELY HORRIBLE! Hired landscapers and cleaners and was charged every cleaning feee and damage fee at move out

  18. They say they will look into things and get back with you , yet never do.

    First when I first moved into the house the front yard was dirt. There was no rock or grass. Now the HOA is sending violations because they want the front yard to have either rock or sod. The management company is charging me for those violations.

    I have been told by them that I am not responsible, yet they keep charging me fines. On October 4th I received a HOA violation for mowing and weeds. We had the landscaping done and sent pictures as they requested, yet on October 9th they put another violation fine on my account.

    My pool was unusable for about 1 and 1/2 months. I still don’t know if it is fixed, no one has contacted me to let me know. I have asked for a pool credit and still have not received one.

    My A/C was out for 2 days in June, and I have asked on several time for a credit and still have not received it. To talk to anyone about this is a joke. It can take up to an hour to get anyone on the phone. They say they will look into things and get back with you , yet never do.

    We had begun to pay the fee when we found out that the property had been rented. This would mean that we were responsible for 1 full month and 13 days of another month. We sent in a dispute of the charges. Because we had begun making payments Progress Residential actually owned us a refund.

    The person we were working with, Jamie, let us know that it had been rented and we were due a refund which would take 15 days. Needless to say when we callef after the 15 days were up we found out that Jamie was no longer handling our account and a new person,

    Veronica would be handling it. According to her Jamie did not forward her our file and we would have to start over disputing the charges. Needless to say this has been a horrible situation. My next phone call will be to a lawyer.

    My lease was sold to Progress Residential. I am very meticulous about clean up when leaving a rental property. The last 2 times I turned in a rental after 2 years, I got a refund. However, not with Progress Residential. They are charging me in excess of $1,000 for trumped up things. I had the yard professionally cut and edged, yet they are charging me $140.00 for yard clean-up.

    We spackled and painted all the nail holes before we left, yet they are charging $619 for touch-up paint. We redid the grout in the bathroom, yet they are charging for caulking. All the bulbs were working, yet we are being charged for bulb replacement. The house suffered severe roof damage during the hurricane.

    The master bedroom and bath was flooded. Water came in through the walls. We are being charged to power wash the mold caused on the outside walls by the water damage. For several months we were being charged for not having renters insurance, although my insurance company and I provided proof of coverage to several individuals at the company. We have yet to get a refund and it is tacked into the final bill.

    The roof was never fixed after the hurricane damage and no doubt there was mold inside the house as well that was never addressed. The bottom line is, no matter how diligent you are, it seems they will come up with things to get money out of you after you end your lease.

    Do you enjoy being transferred between depts. because no one can actually help you (like most giant places with bad CS, this is intentional). Or having a local office that always nicely answers the phone but can’t actually do anything besides transfer you to the corporate office? If so you’ll like this giant wall street owned company.

    You will have to sign a 30+ page lease filled with lots of gotcha’s. Everything is automated and seems to frequently have errors that are always against you as the renter. For example if you don’t carry renters insurance they charge you an extra $20 a month. I DID carry renters insurance and had to call for the first 3 months because I still kept getting charged for not having it. Also you get to pay an additional $10 a month for the privilege of getting to pay your utility bills through their online portal only.

    On doing my walkout the person who met us for the walk through commented about how the house was decently maintained, and that there was no way it would be more than our $1300 deposit and we should expect some back (I NEVER DO). Well, I now have a bill I have to dispute because they are saying I still owe them $700 on top of the $1300 deposit they are keeping. $134 of which is a late fee for a months rent while I didn’t live there and had prepaid through my move out date.

    It’s frustrating, when you always paid everything on time, tried to call to clarify any questions, get answers, but then when the bills come, they are completely different from the answers you were given and no one seems to know why other than they can’t fix it for you.

    All in all, if you can rent from a locally owned operation DO IT. The other sad thing with these people is they basically bought up the entire neighborhood I lived in. While the area had been good several years ago I imagine, once every house on the street is a rental the neighborhood goes downhill.

  23. I am wondering if I get my commission at all on this deal.

    I am a Realtor. My client moved in on September 28th (in a Houston area). Today is Nobember 16th, and my broker still hasn’t received a commission check even though all the documents were submitted by me on time in a proper manner.

    They are very irresponsive. They either don’t reply my emails or when the do, they reply in a Future Tense, like “We will check” or “We will give you an update”, and then nothing happens.

    Numerous of times Call center girl was leaving them a note in their system about the check, but again, nothing happened. Horrible experience, very unprofessional people.

    I am not even bringing up the question of listing agent ignoring my calls or texts when my ckient has questions about the property (I guess they only respond to the direct client).

    This company is a evil. We liked a house, and they requested us to pay a holding fee of $500, and they said if we turn out renting it, it will go towards the rent, if not, they will return it back to us.. so we paid, and they request the payrolls of my job.

    And I contact my boss and her account, I was a weekend and I took more than 3 days till the account provided me the payroll. And I got an email from Progress Residential, saying that their offer is expired and they are not returning the holding fee.

    Are you fucking kidding me? It is not the case that I put the house on hold forever and not wanting at the end. I wanted the house, you can’t wait for one more day? And I called the agent that helped us. Every time it will go straight to her voicemail… Greedy company, I’m glad I am NOT their tenant, and will not be in the future either… I am hiring an attorney to handle this… I rather this money goes to

  25. Didn't think this home would be a nightmare.

    We have been in our rental home for less than a month and we are on our 5th service request for the HVAC system. Each time they come out the system gets worse. Either no heat at all or the house is an oven and wont shut off. Not to mention all of the other service requests such as the shower door falling apart and they just keep trying to adjust it.

    They have some nice homes and they do respond to the calls, just need to stop being so cheap and do the jobs right the first time. As a renter you are the one feeling the frustration and wasting your time. We knew the house was in need of some serious cleaning but I was in a bind to start a new job. Didn’t think this home would be a nightmare.

    Well, I now have a bill I have to dispute because they are saying I still owe them $700 on top of the $1300 deposit they are keeping. $134 of which is a late fee for a months rent while I didn’t live there and had prepaid through my move out date.

    I am a Realtor. My client moved in on September 28th (in a Houston area). Today is Nobember 16th, and my broker still hasn’t received a commission check even though all the documents were submitted by me on time in a proper manner.

    They are very irresponsive. They either don’t reply my emails or when the do, they reply in a Future Tense, like “We will check” or “We will give you an update”, and then nothing happens.

    Numerous of times Call center girl was leaving them a note in their system about the check, but again, nothing happened. Horrible experience, very unprofessional people.

    I am not even bringing up the question of listing agent ignoring my calls or texts when my ckient has questions about the property (I guess they only respond to the direct client).

    This company is a evil. We liked a house, and they requested us to pay a holding fee of $500, and they said if we turn out renting it, it will go towards the rent, if not, they will return it back to us.. so we paid, and they request the payrolls of my job.

    And I contact my boss and her account, I was a weekend and I took more than 3 days till the account provided me the payroll. And I got an email from Progress Residential, saying that their offer is expired and they are not returning the holding fee.

    Are you fucking kidding me? It is not the case that I put the house on hold forever and not wanting at the end. I wanted the house, you can’t wait for one more day? And I called the agent that helped us.

    Every time it will go straight to her voicemail… Greedy company, I’m glad I am NOT their tenant, and will not be in the future either… I am hiring an attorney to handle this… I rather this money goes to someone else, not them…

    I’ve been renting from Progress Residential since October ’17. I moved into a home they had recently purchased and renovated. You would think the house was in great shape – and for the most part, it is. But don’t let their nice units fool you – you’re in for at least 12 months of headaches:

    1. Inspection/Move-in day. What should have been a thorough inspection of the house was met with a very short and abrasive inspector who didn’t have time to do the inspection with me. When I asked her about certain things (like how none of the windows except 2 had screens, or how 3 of the windows were missing locks entirely) I was told that I accepted the unit ‘as-is’. Uh…nah.

    So I did my own inspection with a list of over 40 items, and around 10 or so needing immediate attention due to life safety issues. When I started taking pictures and my own inspection, the inspector became very concerned and tried to be a lot more soothing about items. The inspectors list? I’ll give her some credit, she had some things on there I didn’t catch and I appreciate that. But it was 1/3 the length of mine (as should be if you’re a smart renter. CYA)

    After moving from Florida to Georgia, we have lived in a Progress property for almost a year with NO SCREENS on our windows. Open windows are life in Florida and we expected to be able to do the same in Georgia. Gotten the run around about them the whole time, only to be told after finally getting a hold of someone, that screens on windows are the RESIDENT’S responsibility! Really?

    We don’t own this home, and apparently Progress doesn’t want us to be able to open our windows. I have never in my life of renting experienced such ridiculousness. Not to mention my rent will increase hundreds of dollars in the next 2 years as my lease won’t be up til 2020. This is no way to give residents a personal living experience, and I would never suggest anyone rent with them.

  34. Never Again

    Well I wish I would of read these reviews before I started renting from this company in Clermont, FL. We moved in January of last year and should not have as it was not ready and had a roof leak and squirrels living in the roof. The roof leak ended up being the squirrels eating holes in the water lines in (2) different spots. It took over (3) months to rectify this.

    My utilities bill was almost as much as my rent as I refused to pay a $700 water bill. My rent was automated and taken out every month. When the total of my utilities reached $1200 they used my rent money to pay that and posted a (3) day notice of eviction on my door for all to see like we were bad people.

    I called them and to my surprise agreed to take off $700 in water fees which was fair but now charged me a late fee every month as they say we are late on an automated payment.

    1. LOL “con” service! I am familiar with them, as they do the utility billing for military installations. I always had a beautiful breakdown of gallons or kw used and the rate per.

      These bills are a JOKE! I swear someone plays connect the dots with the “gallons” used (on the line graph you get showing your ‘usage;’ – but is it sewer or water?! And they are THREE months behind! AND – June 2019, June 2020 – EXACT SAME BILLED usage is the same every month. Even though my line graph showed in 2019, I used 8k gallons, and in 2020, I used 12k gallons –

      My bill is 80 bucks! LOL However, in Sept 2019 and September 2020 (which is actually for the usage period between June and July… I used 5k gallons one year, and seven the next – and BOTH bills are over $100, a family of 3 (2 small kids), NO sprinkler system, no pool, etc… oh yeah, REALLY crazy that during the time I “used” 7k gallons, and had a bill over $100, NO ONE WAS HOME – IT WAS COVID, AND WE WERE OUT OF TOWN! 

Something is so shady!

      I got sus when I went to check my account the other day on the 29th, trying to get that balance below 250 to renew my lease and avoid the 120% month-to-month fee…

      How about the 1st charges are already showing on my ledger – INCLUDING the “month-to-month payment! Never mind, I should be signing my new lease (or should have, will, when SOMEONE ANSWERS AN EMAIL OR RETURNS A CALL!), but hey, I’m sure they have loophole’s galore to justify the fees! I think it’s time to file a complaint with the state! I am not alone!

You move into a somewhat clean, half functional home (my rental was dirty, no hot water running to master bath, half the light bulbs were burnt out, furnace had to be replaced, trash was filled to the brim, many repairs needed). Renters are baited with concessions that make the process seem easy and affordable.

    When you prepare to move out they begin warning you of all the fine print fees you didn’t know about – pay months of projected utilities in advance (based on maximum usage you had for the home),

    specific move-out instructions, all home carpets professionally cleaned, etc. Norw you must file paperwork months in advance stating you will be moving out.

    The house itself was falling apart due to being poorly built, but the move out process is horrible. We moved out a month ago and still needed our rent fixed for the last month.

    We have yet to have their overcharging issues for bogus monthly charges and month to month charges when we gave a 60 day notice to move out. We were over charged by $900 one the last month’s rent. We are still in the “please hold” process before they take our deposit as well, let alone for their house that was falling apart.

    friendly. You cannot get the help you need when filling out the application. They want you to put down a hold deposit without even knowing whether you are approved for the place or not.     If I could give them NO STARS I would. When we moved in we were told we had 2 months rent free, we moved in at the end of september and paid $3,000 to move in so we were thinking the 2 months free would be the next two months of October and November, well we ended up having to pay $300 in November and that is NOT 2 months rent free.

    They ALSO told us they would send us an email when we had to start paying full rent, we NEVER got that so they told us we had 2 days to pay rent or they would send an eviction notice. We paid rent that night, no worries.

    I looked up and down and didnt see a late fee so i went ahead and paid. I was just checking my emailand found an email saying we had a balance due.

    They JUST entered the late fee after we paid and dated it for a day before we paid, trying to pull a slick one on us. I will NEVER rent from these people again. It is a terrible company and no one knows what they are doing. TERRIBLE.

    On the notice we have been served, it does not have the $4200 due, the forms are not filled out entirely, there is a website listed on the forms we where served tried to go to that website and I get redirected, it is not a valid email address, tried several times to get through the website,

    I was redirected to purchase the domain, to Edmunds and to Walmart. And now received an email from Rent Progress they are going to lock us out of the home

    I’ve rented from multiple property management groups, but this team here in Atlanta takes the cake for “worst customer service.” It’s a circus when you walk into their office, and everyone looks busy – in fact, so busy, they won’t reply to any of their tenants.

    This company is so poorly managed, that I have seriously considered breaking my lease and paying all the penalties just to get out of it.

    For starters: maintenance? There is none… and don’t expect them to respond to any requests. They only time we were able to get a serious 2nd story bathroom leak resolved (that was leaking into our kitchen) – was through a third party company who had close ties to progress – because my wife had saved the inspectors phone number.

    Random charges appear on your rent statement. Any attempts to resolve via phone or email don’t work. Their phone number is always OUT OF SERVICE and they do NOT reply to emails. The only way to resolve anything is to show up in person.

    Horrible company to deal with- only out for their bottom line and nothing else. They will nickel and dime you within an inch of your life. We were great tenants-always paid on time, always maintained renters insurance through USAA. My husband moved down before the rest of us and took possession of the house.

    The initial move-in walk through was done with an employee who reeked of alcohol and it took 5 min. The move out walk through took almost an hour and they had two guys come for that. The house was poorly maintained and each time we had a service call, the service people basically just come out to put a Band-Aid on the issue rather than replace stuff that really needs replacing.

    The linoleum floor had holes, the paint job before we moved in left drips everywhere and only did one coat, so you could see the original color through it, and it bubbled up and peeled. We had constant drain issues, and anytime our shower was not used for a couple days, the whole bathroom smelled of sewer.

    I wish we would’ve read the reviews prior to moving into one of Progress Residential’s homes. We moved into one of their homes in Spring Hill, TN. The house itself was falling apart due to being poorly built,

    but the move out process is horrible. We moved out a month ago and still needed our rent fixed for the last month. We have yet to have their overcharging issues for bogus monthly charges and month to month charges when we gave a 60 day notice to move out.

    I have rented from Progress Residentila for almost a year and have had a number of problems from the beginning. But this last one is actually illegal. I mailed in a money order on November 30th to cover the previous months utility bill and part of Decembers rent.

    They never mailed out a letter stating that they were refusing the partial payment. In fact to this day Progress Residential is still in possession of hat payment.

    However, on December 16th, Progress Residential filed an eviction. This is illegal because Georgia law expressly prohibits a landlord from taking partial rent and then evicting a tenant.

    The day we moved in, no one was even there to let us in the house. We showed up with all of our belongings after receiving a confirmation email on when to show up and an agent was not even there! They also take literal months to get back to you.

    If you like being on hold for over an hour at a time then they are the ones for you. They even charged our account $60 to tighten a screw on our mailbox… something that we could have easily done ourselves. Easily the worst mistake by using them for renting our home. Do not do it.

    If I could give a negative star I would. Up until recently, I was a very happy Progess Residential customer. I started leasing in Aug and the home is very nice.

    To make bill paying easy, I set up Auto Pay for both my Rent and Utilities in December. With Auto Pay set up, I wouldn’t have to worry about Late Fees or attending to paying my bills. I set up Auto Pay and the web site confirmed it was set up successfully.

    Imagine my surprise to receive a call from Progress 2 months later saying I had outstanding balance on my account! Long story short: you have to set up Auto Pay to pay Utilities on one day, and then Rent for a later day. Nowhere is it documented on their web site that you have to do this.

    If you set it up any other way, they don’t process your payment and you end up with outstanding charges. I was assessed a $125 Late Fee in Jan despite having Auto Pay set up.

    Absolutely WORST rental company I’ve EVER worked with! Communication is TERRIBLE and they do not try to help you when you need assistance. They are truly only after your money and will nickel and dime you for everything.

    Highly recommend that you DO NOT rent with them. My friends are also renting from them and they are moving because of how terrible this company is. Not worth it, cannot wait until my contract is up so that we can move!

    A lot of time wasted to fix Progress Residential’s poor quality of household appliances. Poor services and long waits to get things done, meanwhile the renters suffer.

    AVOID at all costs. Good luck ever getting out of these homes without a $1,000+ bill. And don’t ever count on them providing anything that remotely resembles customer service. They are a profit-hungry company who could care less about their tenants. We have rented for 5 years, always from individuals.

    We were wary of renting from a big company but rentals in our region seemed to be dominated by large firms so it was hard to avoid. Turns out our worry was 100% rational. Our home was relatively new and so needed little in the way of maintenance from Progress. The few things that needed doing were never done with a single call.

    They also required talking to folks in Arizona which was always a hassle as they never really knew anything about our region and the specifics of how things should be done. Fast forward to when we wanted to leave – the lease requires that you notify Progress of your intent to leave 60 days prior to leaving.

    At 60 days we were unsure – we were in a rural location and were thinking of heading into Atlanta but needed to find a place there first and rentals really aren’t listed until the month (about 30 days) before they are available.

    We have been renting this hour for 5 years. Up until the last year, we have had great service. Of course, we have had only minor repairs, leaky faucets, etc. They did have to replace the dishwasher, which in turn messed up the laminate in the kitchen. I asked for regular vinyl in the kitchen and what a bad job the installer did. He pieced the vinyl together and it looks terrible. Also, the seams are coming apart in the carpet. Since my husband and I are in the floor covering business,

    we know that the reason the seams are coming apart is due to no seam sealer being used at the initial installation. The carpet is a very inexpensive carpet (non-FHA) carpet, so when it is not installed properly, it falls apart. I have been asking since July, to have the carpet and vinyl replaced. Someone from a carpet store has been out 2 times to submit a proposal and the last I heard, it was too expensive and Progress wanted to get more quotes.

  74. The home looked nothing like it did when we first moved in it.

    My husband and I rented a home from progress residential that seemed to look nice at first but throughout the months things started falling apart terribly, mold started appearing plumbing was horrible. In April 2018, we vacated the rental properties because of this situation.

    In June we received a list of deductions over S6,000 that they claim we were held accountable for such as repainting the entire interior of the house due to dirt on the walls, mold, leaks, plumbing issues etc which affected the home. Also, normal wear and tear on the interior paint of a house is to be expected. The fading and soiling of the paint (which was already there) is due to normal wear and tear. As such, the cost of repainting should be left to the rental company.

    The bathroom was falling apart, there was black mold building around the master and the other restroom, the toilets where leaking, the kitchen sink was leaking which caused mold in the cabinets and gave the home a terrible smell, it was just horrible. I went to look at the home after we moved out and it was completely remodeled everything and we were left we their bill! The home looked nothing like it did when we first moved in it.

    1. My house is in the same condition! The backyard has NO grass, half the paint from the ceiling foyer was falling off and hanging loose – has been since I moved in and I was told “It’s just cosmetic” so I had to ‘deal with it’ – dreading the day I move out and the fluorescent light my 50′ ceiling costs me my deposit because the light bulb is burnt out and the fixture is full of flies! Yet half the ceiling can be falling and it’s “just cosmetic!” I used to rent from Invitation homes, wishing I had never left them and they weren’t much better! But at least my ledger was always accurate, they didn’t get fee happy and I could actually GO INTO the office! Now, no one even answers the phone with progress and if they do, they don’t wont or cant help! TERRIBLE TERRIBLE experience!
